Twenty Mile is one of the Nocatee villages, inside ZIP 32081. The ZIP mails as “Ponte Vedra, FL”, which confuses vendors constantly — it is St. Johns County, not Duval, and it is not 32082. It is worth correcting on the phone, because a parts desk that files you under the wrong county will sometimes send a technician from an entirely different service territory.
Housing in Nocatee is almost entirely 2007 onward, so the builder-installed appliance packages that went into these kitchens are now aging past their original warranty at roughly the same time. What we see in Twenty Mile is less about one bad unit and more about a whole cohort of appliances reaching the same stage together.
Family kitchens reach their wear points first
Twenty Mile is a family neighbourhood, and household size is the variable that decides which appliance fails first. Almost everything in a built-in package is rated in cycles rather than years. A dishwasher that runs daily instead of three times a week does three times as many pump starts, door-latch operations, heater cycles and drain events in the same calendar year. An ice maker harvesting several times a day works its harvest motor and mold heater that much harder. An oven door that is opened twenty times a day puts twenty times the load on its hinge springs.
The result is that a family kitchen here arrives at its wear points early relative to the same package two streets away, and the failures show up in the moving parts rather than in the electronics.
The two-minute checks worth doing first
Pull the dishwasher’s spray arms and hold them up to a light. Partly blocked outlets change the spray pattern long before they block completely, and the machine has no way to detect it — grit left on the upper rack while the lower rack comes out clean is the classic sign, because the upper arm is the first thing to lose pressure. Check the filter basket at the same time. A loaded filter starves the wash pump, and it is the single most common reason a machine that is mechanically fine stops cleaning properly.
Spin each arm by hand while it is out. It should turn freely and without lateral play. Play in the bearing means the arm is wobbling rather than rotating true, which throws water at the tub walls instead of at the load.
Look at the door seal on the oven at the same time. A gasket that has hardened at the bottom edge lets heat out at floor level, and the symptom people report is uneven browning front to back rather than anything that looks like a leak.
Ice, and how to read the cube
The ice maker is the other appliance that shows its age early in a busy kitchen, and the cube itself tells you which part of the cycle is failing before anyone opens the appliance.
Uniformly small cubes point at fill volume, which is the valve or a restricted supply line. Hollow cubes, or cubes with a soft centre, mean the freeze cycle is being cut short — the mold sensor or the cabinet temperature. Cubes fused into a slab mean water is arriving between fills, which is a valve that no longer seats. A long grinding harvest with cubes that will not release is the mold heater or the harvest motor itself.
Change the filter on schedule regardless. A neglected cartridge restricts flow, and restricted flow produces short fill and small cubes for a completely different reason than a failing valve does.
What we do not do
We do not offer overnight or emergency service, and we will not tell you a dishwasher is unsafe to run when it simply needs a pump. Service here runs on the normal schedule — weekdays 8:00am to 6:00pm, Saturday 9:00am to 4:00pm — with a flat $129 diagnostic credited toward the repair and a written estimate before any part is ordered.
Repairs use genuine OEM parts and carry 90 days on labor and 365 days on parts. Sealed refrigeration work is done by EPA Section 608 certified technicians.
Palm Row Appliance Co. services Thermador appliances only, and is an independent company with no affiliation to the manufacturer.

Our oven door had dropped and would not sit square against the frame. He rebuilt both hinges on the bench instead of selling us a door, reset the closing tension and it lines up with the cabinet again.

Milk texture had gone flat and thin. The steam circuit was scaled at the venturi rather than anywhere expensive. He cleared it and had me foam a jug before he closed up so I could hear the difference.
Ambrose K.May 2026
Water was pooling under the crisper drawers. The drain trough had frozen over and was backing up into the cabinet. He thawed and cleared it, then fitted the clip that keeps the heater in contact with the tube.
