Why a built-in is a different job

Nocatee’s first homes were finished in 2007 and the community has been built out continuously since, so the appliances went in village by village rather than one kitchen at a time. What that produces is cohorts: the same package, installed within a few years of each other, arriving at the same wear points at roughly the same time.

The equipment itself sets the rest. A column refrigerator is anchored to the framing and trimmed with a custom panel. A wall oven sits in a cutout measured to the millimetre and carries its own dedicated circuit. A rangetop is plumbed for gas and paired to a duct run with a make-up air requirement above 400 CFM. A steam oven and a coffee machine each have a water path inside them. None of that comes out of the opening for a look.

  • Access is measured before anything is moved, not after.
  • Weight and rails decide whether a unit is serviced in place.
  • Circuits, gas and drains are proved before a part is suspected.
  • Panels and trim come off in an order that can be reversed.
